Request Your Free Roofing EstimateTile matching is the part of a tile roof repair that homeowners worry about most and that contractors talk about least. You can have a technically flawless repair that still looks wrong from the street, and on a house you are planning to sell, that matters.
This is solvable more often than people expect. It is rarely solved by finding an identical tile.
Three separate problems tend to arrive together. The profile may be discontinued, because tile shapes come and go and manufacturers consolidate or close. The color has weathered, which affects concrete tile far more than clay. And the manufacturer may no longer exist at all, which rules out ordering from the original source.
Any one of these is manageable. All three at once is normal on a twenty-five-year-old South Florida roof.
Before anything can be sourced, the tile has to be identified properly.
In rough order of how often it works out:
This is the most useful thing on this page, and it is what separates a repair that shows from one that does not.
When no matching tile can be found, we do not put the mismatched new tile on the front of the house. We harvest sound original tiles from a slope nobody sees, use those to complete the visible repair, and place the new unmatched tiles in the hidden area instead.
A rear slope behind the house, a section screened by a parapet, a garage roof, a slope facing a neighboring wall. The mismatch still exists, it just sits where no buyer, appraiser or passing neighbor will ever see it. Done properly, the street-facing side of the house reads as untouched.
It takes longer than simply installing new tile where the old tile broke. It is also the difference between a repair that costs you nothing at resale and one that invites a question.
Where matching stock genuinely cannot be found and relocation is not possible, concrete tile can be coated to bring the color together. It is worth being straightforward about the limits. Coating changes the surface finish as well as the color, so it usually has to be applied across a whole slope rather than to individual tiles to avoid looking patchy. It is a cosmetic treatment, not a repair, and it will need attention again in the future.
On clay tile, coating is rarely the right answer. Clay holds its color, so salvage matching almost always gives a better result.
A repair on an aged roof will be visible if you stand on the roof and look for it. That is not the standard worth chasing. The standard worth chasing is that it is invisible from the street and from the yard, which is where everyone who matters will see it from.
If a contractor promises you a perfect match on a twenty-year-old concrete tile roof, they are either not going to deliver it or they have not looked at your roof yet.
We handle tile matching and sourcing for repairs across Broward and Miami-Dade, including Hollywood, Davie, Fort Lauderdale, Cooper City, Weston, Coral Gables, Miami Lakes, Boca Raton, Pompano Beach, Dania Beach and Pembroke Park.
Almost always. Discontinued profiles are normal on South Florida roofs, and between salvage stock and relocating original tiles there is usually a route to a repair that does not show.
On concrete tile the color is a surface coat that weathers. A new tile matches your roof as it was when new, not as it is now. Clay is different because its color runs through the tile.
Taking sound original tiles from a slope that is not visible, using them for the repair on the visible side, and putting the unmatched new tiles in the hidden area instead.
It is worth checking. Original installers frequently leave a stack behind the shed or along a fence line, and it is the easiest perfect match available.
Profile shape, dimensions and headlap, material, and the manufacturer stamp that is often molded into the underside of the tile.
Concrete tile can be coated, usually across a whole slope rather than tile by tile so the finish stays even. It is cosmetic rather than structural. On clay it is rarely the better option.
From the street and the yard, that is the goal and it is normally achievable. From on the roof at close range, a repair on an aged roof will be discernible.
Some policies address repairs where matching materials are unavailable, but that is a determination for your carrier and adjuster rather than something we can promise.
Anything from same day if stock is local to a few weeks for an unusual discontinued profile. If your roof is open and leaking we will make it watertight first and source afterward.
Occasionally, if breakage is widespread and matching is impossible. More often relocation gives a good result for far less money, and it is worth pricing both.
