Roof repair in South Florida is not the same trade it is elsewhere in the country, and on tile roofs specifically, four conditions make it different.
Miami-Dade and Broward sit inside the High-Velocity Hurricane Zone, the most demanding wind region in the Florida Building Code and unique in the United States. Attachment requirements for tile at ridges, hips, perimeters and edges are stricter here than anywhere else in the state.
It matters for repairs, not just new roofs. A ridge bedded in mortar that has lost its grip does not meet current attachment standards, and a loose ridge tile is a projectile at the most wind-exposed line on the building. Ridge and hip work is where we would rather spend your money before a storm than after one.
South Florida sun degrades roofing underlayment faster than almost anywhere else in the continental United States. This produces the single most important fact about tile roofs here.
The tile lasts. The underlayment does not. Clay tile can serve seventy-five to a hundred years and concrete tile lasts decades, while the underlayment beneath either has a practical life of roughly twenty to thirty years in this climate.
So when a homeowner is told a tile roof has failed, the tile is often still sound and the waterproofing layer underneath is finished. Lifting the good tile, laying new underlayment and re-setting the same tile is a real option that many homeowners are never offered.
Close to the coast, everything metal on a roof has a shorter life. Valley metal, flashing, fasteners and drip edge corrode faster in Hollywood, Dania Beach and Pompano Beach than they do inland in Weston or Cooper City. Older galvanized valleys rust through along the crease at the bottom of the channel, which is exactly where the water runs.
No honest discussion of South Florida roofs avoids this. Carriers have been non-renewing policies over roof age and condition, and a documented repair history matters in a way it did not a decade ago.
We cannot tell you what your policy covers and we will not try. What we do is document thoroughly — photographs before and after, an itemized written scope naming materials, and meeting an adjuster on site where that helps your case. Whether a claim is paid is between you and your carrier.
Clay barrel and Spanish tile on pre-war and mid-century homes, frequently mud-set in mortar. Historic district review can govern profile, color and material, which is the strongest argument for repairing and re-laying original clay rather than replacing it.
A mix of eras and a mix of materials, with coastal exposure driving metal corrosion. Older clay alongside 1970s and 1980s concrete.
Predominantly concrete tile from the 1980s through the 2000s — flat, low-profile and S-profile from Eagle, Entegra and Hanson. Roofs from that era are now squarely in underlayment territory even where the tile is fine.
